Two summers ago, I was in a position many property investors find themselves in. I had invested in a few properties, could see new opportunities but had no ready cash available to invest. My solution was to find a partner who had the cash but not the time (or inclination), a common person, especially among new investors!
I successfully found someone who wanted to invest and we agreed to buy a flat which we would own 50/50. He would put up the deposit and we would share all costs and income equally, with him taking back his deposit as soon as revaluation allowed.
So I get a half share in a flat without tying up my own money and he gets a half share in a flat without having to invest time he doesn't have.
That flat was purchased in August 2003 for £82k. The sale was completed in early January, the flat was refurbished and valued at the end of February at £110k! I remortgaged to pull out the full deposit, the cost of the refurb and all the purchase costs. So two months after completion this was a no money down flat.
It is let at £550 per month and is making £162 profit pm including the top up loan.
Was my partner pleased? Unfortunately, he pulled out due to personal matters before exchange………..
He could have invested £12k for 3 months and had 50% of a property producing income and capital gains, and his money back in his hand.

How much does it cost?
Property sourcing
To find the property - 1.5% of the purchase price payable on exchange.
To manage the refurbishment - 10% of the works cost.
Negotiating the price down on your behalf - 15% of the negotiated discount.
Note: a £300 non refundable deposit is payable. This is deducted from the sourcing fee when a suitable property is found.
Joint venture
Nothing - overall.
As an example :- You will have an initial capital outlay of 15% - 20% of the property cost, which is the deposit and any refurbishment needed to let.
Then you will pay 50% of the purchase costs and 50% of any tenant finding fees.
As soon as the property increases in value we will remortgage and the funds raised are used to first refund your initial capital, and then repay the shared costs of purchase and further refurbishment.
You then own 50% of a property, with the benefit of 50% of all future capital gains and income. Obviously you will also be liable for 50% of any future costs.
You can use your initial funds to buy another property, or you can put it back in the bank and sit back to enjoy your investment.
